A CL/CS with just fresh water and rubbish, grey and black waste disposal will not be able to charge as much as one with EHU, WCs etc. , but will be perfectly acceptable to many, particularly for short summer breaks to those who will appreciate the lower fees. chrisbee Posted May 23, 2016 Share Posted May 23, 2016 (edited) There's a lot of competition out there so unless you are in a prime tourist location you may struggle to attract outfits away from established CLs. As an example, the last CL I visited in a small village had easy access with keypad electric gates, a pub serving food (10% discount for CL occupants), chip shop and minimarket within easy walking distance. The pitches were large and well drained grass, which we prefer, with plenty of room between. There were 2 lakes on site, one for fishing ( £5. 00 per day to fish) and one for wildlife, which included deer in the early evening. There was a landing stage with chairs and various other seats and picnic tables scattered about the site. The owner's small summerhouse by the lake with comfy chairs etc was open to all. There was a water tap and electricity bollard shared between each 2 pitches. The "barn" housed a large heated shower/ washroom/toilet, a 2nd toilet, chemical waste point, and washing up sink. A large recreation room with dining table and chairs, arm chairs, Sky tv, cd/video library, table football, paperback library, dart board and full size snooker table was free to use. A notice board gave local information. Next to the barn was a recycling and waste water point. It was a tad expensive at £15. 00/night but well worth it in my opinion. The site was adult only due to open water but pets were welcome. I'm not suggesting this is typical, just to give some idea what you may be competing with. macafee2 Posted May 23, 2016 Share Posted May 23, 2016 think about your location. what is near you? what people want on a cl can be as varied as what people want in relation to location. i want quiet,secluded with a view. next to foot paths is nice, village shops a mile or two away. Also how much of you 2. 5 acres will you use for caravans, if they are all sited 20ft from each other this will put a lot of people off. i want to be away from others. go and visit some CLs. wifes basic need, closeish to a water point, does not need to be on pitch, closeish to grey waster waste point and closeish to chemical waste point again neither need to eb on the pitch. having each pitch fully serviced is expensive and a risky outlay at the start. wi fi is nice but not again essential i wish you well macafee2 Quote Link to comment Share on other sites More sharing options...

Hector69 Posted May 24, 2016 Share Posted May 24, 2016 Easy access for larger units, no overhanging trees on the pitches rain drops are very noisy on a caravan roof. Water, waste water and toilet disposal. In my opinion Electric is a must these days due to the ripoff price of bottled gas . Toilets and showers are not necessary as most vans these days have there own facilities. You would only be increasing your costs with installation and the need for daily cleaning and the need for higher fees as a result. As for the high tech required by some I leave mine at home as I caravan to get away from it all. With regard to hard standing the ground can be reinforced with steel mesh or similar and the grass can still be cut, much better than gravel unlike many of the club sites. The big question is of course what does the OP want to charge per night for EHU, water and drainage? Most people do not want to pay more than £15 a night on a CL. Pollywollydoodle Posted May 24, 2016 Share Posted May 24, 2016 We look for a site with the basics (fresh water, loo emptying point, dustbin/recycling point) then an electricity hook-up point. If I was opening a CL/CS I'd just start with these. See how you go on. You may find that if you are in a popular spot which attracts people that you won't need to add anything else. You can always add other things later if you feel they would be beneficial. Hard standings would be good if you had a site that gets a bit boggy. We never use the loos and showers on CLs. Need basics of water, toilet disposal and rubbish disposal which I would guess is compulsory on CL sites by the club. The Club will do a safety inspection, I was on a CL site using the toilet disposal and the inspector was deciding if a child could fall in to it. Free Wi-fi is getting more popular at CL's.
